Terms and Conditions – January 2023 (These conditions supersede all previous issues)

Check In/ Out Information

Monday to Saturday – Check in 2pm / Check out 11am

Sunday – Check in 3pm / Check out 12pm

Check in is NO LATER than 8pm unless arranged in advance. Late check out may be possible for an extra fee. Please enquire about availability on check in.

Booking Confirmation

Following your booking and confirmed deposit/payment you will receive a receipt confirming your payment. Deposits are non-refundable and may only be transferred at the owners discretion. Please use your booking reference when checking in and have photo ID available.

Occupancy & Visitors

You agree at time of booking the number of guests to access Fen Farm and use the property, any changes to this must be confirmed at least 2 days before your booking commences. Lincoln Holiday Homes reserve the right to make additional charges or refuse to accommodate additional guests.

No visitors should access Fen Farm or enter any properties without prior approval.  

Care

You agree to take suitable care of the property and to leave it in a good condition on departure. Please notify John of any breakages or damage before departure. Lincoln Holiday Homes reserve the right to make a charge for damage to the property/furniture, missing items, or anything other than normal wear and tear/ cleaning.

Children

Children remain the responsibility of their parents or guardians at all times. It is particularly important that you always know where your children are, and that you provide adequate supervision for them at all times. Children must not access the farm yard without adult supervision at any time.

Dogs

Well behaved dogs may be brought onto Fen Farm totally at the owners responsibility and risk. Dogs must be kept on a lead when outside the property and under close control at all times. This is especially important around other guests and animals/ livestock on site. Please do not leave dogs unsupervised in the properties. Dogs must not be washed inside the properties, outside facilities are available. There is a charge of £15 per dog which must confirmed and paid at least 2 days in advance.

Farm Animals & Access

We have a selection of animals on site for you to view. Please note these animals are not pets so adequate care must be taken around them at all times. It is also advised to always wash your hands after petting/feeding animals. Please note that we use electric fencing on site. Fen Farm is a working farm and care must be taken at all times when travelling through the farm yard whether by vehicle, foot or bicycle. Guests are not permitted to access any farm buildings or machinery at any time.You are welcome to explore our farm but please keep to the farm tracks/ paths. If you need a map on how to walk to Lincoln please ask.  

Smoking 
Smoking is not permitted inside any of our Properties. Smoking is permitted in outside areas only. Please consider the comfort of other guests and put all cigarette ends in the cigarette bins provided.

Wi-Fi Internet

Free shared Wi-Fi is provided at Fen Farm, however by the nature of Wi-Fi no guarantee is made regarding availability, signal levels or data speeds.

Free Extras

Any extras that are provided free of charge are subject to availability on the day. No compensation will be given if unavailable. Anyone using these extras does so totally at their own risk.

Noise

We request that all guests are considerate to their neighbours and keep noise to a suitable level. After 10.30pm all noise should be reduced to a minimum and music turned off. Speaker systems are not permitted.

Problems and Complaints
Please contact John immediately in person or by phone on 07774112990 so that appropriate action can be taken if any problems arise or you have any complaints during your stay. On completion of your rental period and departure it will be assumed that there were no problems or reasons for complaint. 

Access
Staff/ maintenance staff shall be allowed access to the property at any reasonable time for cleaning and/or essential maintenance. Whenever possible, this would be by prior arrangement.

Rules and Regulations

The person completing the booking is responsible for the conduct of their party, It is your responsibility to read the rules & regulations and abide by the rules therein. Not reading the rules is not an excuse for infringement. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking without refund. Lincoln Holiday Homes reserves the right to ban individuals from future access to Fen Farm.

Conditions of Booking

We reserve the right to decline or terminate the booking of any guest(s) whose party behaviour interferes or may interfere with the general comfort of other guests. In this event no refunds will be made. We do not permit the use of drugs anywhere on site at Fen Farm. Where drug use is detected the full party will be asked to leave and no refunds will be given. Refusal to leave when asked to do so will mean the involvement of the authorities.

Liability

Anyone defacing or causing deliberate damage to any buildings, equipment or property anywhere on site at Fen Farm faces immediate eviction and prosecution. The person completing the booking will be responsible for and charged for any damage /loss caused/ theft by themselves, their party or visitors to the site or to any facility or other resident’s property.

Your personal belongings, vehicles, vans and their accessories and contents are left at your own risk. Lincoln Holiday Homes or its staff will not be liable for the loss, theft or damage of any property nor for any injury, accident or mishap to any person at Fen Farm. Customers must ensure that their property is secured and fully insured for any unforeseen eventuality.

While every effort is made to ensure the accuracy of information given either orally or written and all representations are made in good faith, no such representations will create any liability on the part of Lincoln Holiday Homes.

Despite our best efforts, it is always possible that a holiday may be incorrectly priced. In such an event, we may contact you and give you the option to either, pay the correct price to retain your booking or cancel and receive a full refund.

Lincoln Holiday Homes liability is limited to any monies paid for the rental of the property.

Non Payment

Any cases of non payment will be referred to Lincoln Holiday Homes’ Debt Collectors. Extra costs and any legal fees will be charged to the customer.

Data Protection

The information taken at time of booking is required to be collected for the purposes of processing your reservation with us. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you. We may also contact you, inviting you to complete a questionnaire and review regarding your stay. If you do not want us to use your information for the marketing purposes described in this paragraph, please let us know.

Holiday Amendments

Changes to your holiday during your stay

We cannot accept responsibility or compensation for circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government.

Amendments to your booking

After you have paid your Deposit you may wish to change some elements of the booking, e.g. number of guests or duration. Wherever possible we will endeavour to meet your request, extra fees may apply.

It may be necessary for you to cancel your break due to illness, accident or change of circumstances. Please contact us as soon as possible to avoid extra charges becoming payable. Deposits are non refundable but we are happy to refund any additional/ balance payments if notified a minimum of 7 days before your booking commences. Failure to show on the day or provide satisfactory explanation or written cancellation a minimum of 2 days before your booking will result in the full balance becoming due.

If we make any major alterations to your booking

We try very hard to provide all facilities as advertised on our website. It may however be necessary to make some alterations in advance of your holiday. If such a change is necessary, we will endeavour to advise you as soon as possible. 

If we cancel your booking

We always endeavour not to change the date or cancel your booking, but in exceptional circumstances this may be necessary. We will inform you of the change of date or cancellation as soon as possible and give you the following options. Accept the alternative arrangements as notified to you. Choose another available break from us at the advertised price. Cancel your holiday with a full refund of any money you have paid.
